On October 2–3, heavy rains hit parts of the Bulgarian Black Sea coast, causing temporary flooding in several limited areas.
The most affected location was the resort of Elenite, situated at the foot of the mountains between Sunny Beach and Cape Emine.
Due to local geography — narrow valleys and strong runoff from the slopes — the rainwater rushed down the hills, flooding some roads, parking areas, and ground floors.

What you need to know about the flooding in Bulgaria on 3 October 2025:

• The damage is localised.
All major resorts — Sunny Beach, Saint Vlas, Nessebar, Ravda, and Pomorie — were not affected.
Only heavy rain and short-term puddles were reported, and these were quickly cleared by local services.
Electricity, roads, and public infrastructure are fully operational.

• The property market remains stable.
In all complexes where our partners operate, no damage to buildings or utilities has been recorded.
All apartments are safe, and property transactions and bookings continue as planned.
• The situation in Elenite.
This area has indeed suffered significant damage: cleanup and assessment works are underway.
However, it is a single, localised zone, which does not reflect the overall condition of the Bulgarian coast.

• The weather has stabilised.
By the morning of October 4, the skies had cleared and the sea was calm.
Tourists and property owners in other resorts continue their holidays and residence without any restrictions.

Why This Does Not Affect the Region’s Attractiveness

The Bulgarian Black Sea coast remains one of the safest and most resilient real-estate investment destinations in Europe.
Even under extreme weather, the region’s infrastructure has proven its reliability —
drainage systems, power networks, and roads in major resorts withstood the pressure without major consequences.
Civil protection services reacted promptly, and today all recovery efforts are focused solely on the Elenite area.
