But, if a non-resident wants to buy a house in Bulgaria, a villa, or a cottage, then first they need to register a legal entity - a limited liability company or a joint-stock company.
Foreigners who own a property worth more than 600,000 BGN (about 306,000 EUR) are eligible to obtain a residence permit in Bulgaria. If the purchase is made on credit, it must be repaid by 75% at the time of application. By buying an expensive house, non-residents receive a pass to the European Union. Many wealthy people do this in order to move to Europe for permanent residency.
House prices in Bulgaria

A compromise option between an apartment and a cottage can be a townhouse in Bulgaria. This is the name of low-rise buildings with several entrances. Each entrance leads to a separate multi-level apartment. Townhouses have certain advantages:
- affordable prices: a price for 1 sq. meter in a townhouse is close to a price for 1 sq. meter in an apartment;
- the ownership of a small area adjacent to the purchased part of the building;
- the ability to set up a fruit or vegetable garden, set up a swimming pool, a barbecue grill, recreation area;
- convenient layout solutions;
- separate entrance to the premises;
- ground floor with workspace, laundry room, pantry;

Preparing to buy a house or a townhouse in Bulgaria
Buying and selling houses in Bulgaria requires step-by-step support from lawyers and realtors. It is best to contact a specialized law firm with a good reputation, that ideally can conduct business registration too.
Employees of Bulgarian Resales will register a legal entity for you, select and register the property. What is needed for this:
- to have a foreign passport;
- to come to Bulgaria on a short-stay visa, to bring the necessary documents or send them to us by email;
- to pay for the translation of documents into Bulgarian with an apostille.
Next comes the lawyers. The procedure takes up to three weeks. It will take two to three days to register a company with the Chamber of Commerce, along with two weeks after the submission of documents for settling issues with GST. After registration of a legal entity, a foreigner can legally buy a house in Bulgaria.
