How to buy a flat in Bulgaria remotely?
To buy a flat in Bulgaria, first you need to find a suitable one. And even if your goal is not to live in it, and it is just an investment, it is not advisable to buy blindly. After all, investments should bring income. Unfortunately, not everyone has the opportunity and free time to independently search and view flats, and then the execution of the transaction and registration of their property. But what to do when you need a flat in Bulgaria, but you have no time to deal with this issue?
We have been working on the Bulgarian property market since 2007, we have serious experience and know how to buy a flat remotely and save your time, nerves and money. We organise special familiarisation tours around Bulgaria to choose a suitable property. Such a trip takes only three or four days, but it is as fruitful as possible. The programme of such a tour is quite rich:
-
Our Englishn-speaking employee will meet you at the airport and help you to check into the hotel.
-
We will agree in advance with the owners of the homes for sale on viewing. We will show you all the properties you are interested in.
-
Then you are waiting to familiarise yourself with the documents, consultation with a lawyer and, if everything is satisfactory, making a prepayment.
-
At the end of the tour we will help you check out of the hotel and escort you to the airport.
But we also understand that not everyone has the opportunity to allocate even these three or four days for the trip. And if for some reason you are unable to come to Bulgaria in person, we will organise a remote viewing for you. A member of our staff will go to the property and, via video link, show you the accommodation. He will also take and send you video and detailed photos of any problematic or unaesthetic areas.
How to buy a flat in Bulgaria remotely and solve all related issues?
Remotely you can not only look and choose a suitable object, but also formalise the purchase and sale transaction itself. And our lawyers will guarantee its safety and transparency. We provide legal support at every stage of the transaction, so you can fully rely on us and do not worry about anything. You will only need to choose an object and make a deposit for it, then sign all the necessary documents and pay the seller in full.
The process of buying and selling property in Bulgaria consists of several stages:
-
Once you have decided on a property, it is necessary to draw up a contractual agreement to buy it. Such a contract confirms the seller's intention to sell and the buyer's intention to buy a certain property at a time agreed upon by both parties. For each participant of the process it serves as a kind of guarantee that the transaction will take place.
-
Next, our specialists study the documentation of the flat in detail and check whether there are no alienation or encumbrances on it and whether the owner really has the right to sell it.
-
The buyer pays a deposit. Usually this amount is from two thousand euros and is included in the price of the object.
-
If you will not be personally present at the transaction, it is necessary to identify a proxy for a person who will be authorised to represent your interests before a notary. To do this, you will need to draw up a power of attorney. The authorised person can be our lawyer.
-
Preparation for the transaction. Collection and verification of all necessary documents. You can send us the documents by post or courier service. If necessary, we will translate them into Bulgarian and notarise them.
-
When everything is ready, the amount specified in the contract will be transferred to the lawyer. It will include: the value of the property, the amount for notary fees, which is usually about 5% of the value of the flat, as well as the lawyer's services.
-
The next step is to sign the notary deed and transfer the payment to the seller. From this moment you are already considered the legal owner. But it is necessary to settle some other things.
-
The notary applies to the district court with the documents for registration of ownership and the production of the relevant act. The registration process takes up to five days.
-
After receiving the deed, the property must be registered with the Bulgarian Tax Inspectorate.
-
This will also be handled by a lawyer.
Bulgarian Resales Agency works full cycle. That is, we will provide support at all stages of the purchase, from the selection and viewing of properties to the registration of ownership. With us you can not only buy, but also sell a flat in Bulgaria remotely.
